VAT is not one rate

Residential leases are generally exempt from UAE VAT while commercial leases carry 5 percent, and a mixed-use building has both under one roof. Software that assumes a single rate leaves somebody correcting the VAT return by hand every quarter. Configuring the treatment per unit type at the start removes that work permanently.

Cheques are still the rent cycle

Plenty of international property systems assume rent arrives by direct debit. In the UAE a one year lease is often four or six post-dated cheques sitting in a drawer. Tracking them properly, which one is with the bank, which cleared, which bounced and what replaced it, is the difference between knowing your collection position and guessing it.

Ejari and the paperwork trail

Tenancy contracts, Ejari registration, passports, Emirates ID and trade licences all attach to the lease rather than living in a shared drive that only one person can navigate. When a renewal or a dispute comes up, the file is on the record.

Service charges and owner splits

If you manage on behalf of owners, the money is not all yours. Service charges, management fees and owner payouts need to be separated cleanly so an owner statement can be produced without a spreadsheet reconciliation first.
